Rent costs in Auckland and Wellington: how to compare cities before moving

Find comparable properties

On Trade Me Property and property-manager sites, compare address, bedrooms, condition, heating, move-in date and included bills. For a room, check the agreement type and who the landlord is.

Record the quote date and source. Do not mix houses, flats and rooms in one comparison or assume every room agreement is an ordinary residential tenancy.

Bond, advance rent and pets

For ordinary residential tenancies, the general bond can be up to four weeks of rent and advance rent up to two weeks. These are maximums, not compulsory payments in every agreement.

An applicable separate pet bond can be up to two weeks. The rules took effect on 1 December 2025 and depend on conditions including when the pet was first kept and landlord consent. Disability assist dogs are exempt from pet bonds. Check the agreement and lodging process with Tenancy Services.

Viewing and evidence

Inspect heating, ventilation, dampness, transport and the journey to work. Ask what references and income evidence the application needs.

Verify the manager or owner before paying. Keep the agreement, receipts, bond records and condition report with photographs.

Arrival-month housing costs

Count temporary accommodation and rent for the actual tenancy days. Include only genuine overlap and show bonds as refundable cash held separately.

Do not add advance rent again to days already counted. Families should check the school zone, transport and the child’s status rather than relying on a universal rent premium.

Compare the same housing type in specific suburbs and calculate the full agreement costs. Listings show asking prices, while Tenancy Services market rent reflects lodged-bond rents. Auckland and Wellington do not differ by one fixed percentage.
